Yes. Seasonal operation is normal in this asset class. We underwrite to the actual operating season rather than annualising a summer month, so a short season affects the valuation rather than our interest.

What if most of my income is from annual tenants rather than nightly stays?

That is often a strength. Annual and seasonal tenancy produces more predictable income than transient bookings, even at lower nightly equivalents. We ask you to break the mix out because the two are valued differently.

Will you look at a park that needs infrastructure work?

Yes. Aging electric pedestals, septic capacity, and road conditions are common and are priced into the offer. Tell us what you know upfront — surprises found in diligence are what kill deals and cause retrades.

Do you buy campgrounds with cabins or park models?

Yes. Cabin and park-model rental income is underwritten alongside site income. It carries different expenses and turnover, so we value it separately rather than blending it into a single site count.
