Will you look at a hotel that is underperforming or losing money?

Yes. Distressed and underperforming hospitality is a significant part of what the network buys. Weak performance is usually the reason a buyer sees upside. What matters is being straight about the numbers so the offer holds through diligence.

What if a PIP is due and I cannot fund it?

That is one of the most common reasons owners sell, and it is not a problem for buyers who underwrite the PIP as part of their basis. Tell us the scope and timing upfront — an unexpected PIP surfacing in diligence is what causes retrades.

Do you buy independent, unflagged motels?

Yes. Independents are often better conversion candidates precisely because there is no franchise agreement to terminate. Roadside and older motel stock is regularly acquired for extended-stay or workforce housing conversion.

Would my hotel work as a residential conversion?

Possibly, and buyers specialising in exactly that are in the network. Conversion viability turns on room configuration, plumbing, local zoning, and whether the market needs workforce housing. Submit it and we will tell you which use produces the better number.
