Will you buy an industrial building I currently occupy myself?

Do you buy vacant industrial buildings?

Yes. Vacancy is a pricing input rather than a disqualifier, and in strong industrial submarkets a vacant building can be worth more than an occupied one at below-market rent because the buyer can mark rents to market immediately.

What about industrial outdoor storage with little or no building?

IOS is one of the most sought-after niches in the network right now. Yard with minimal improvements is genuinely valuable — if that is what you own, submit it rather than assuming it is too basic.

Does old, low-clear-height space still sell?

Yes. Not every tenant needs 32-foot clear. Smaller local users, contractors, and service businesses actively need older, smaller-bay space, and that stock is rarely built new. It is valued differently, not excluded.

What if there is environmental history on the site?

Disclose it early. Prior manufacturing, fuel storage, or dry cleaning affects diligence and financing, but experienced buyers work through it routinely. Environmental issues found late are what kill deals — found early, they get priced.
