Why land sells better off-market

Land is the asset class where public listings perform worst. Parcels sit on the MLS or a land site for a year or more, and every month of visible time on market becomes a negotiating lever for the next buyer. A stale listing is worth less than an unlisted one, purely because it looks stale.

Land also draws the least qualified buyers. Public land listings attract people with no capital, no development plan, and no ability to close, who tie a parcel up under contract for 90 days and walk. Our buyers are vetted for funds or a prior transaction record before they see a parcel.

Off-market avoids both. Nothing is publicly listed, no time-on-market clock runs against you, and adjacent owners do not learn you are selling — which matters if an assemblage is part of your value.

Do you buy raw, unentitled land?

Yes. Unentitled land is a substantial share of what we see. Entitlement status is a pricing and timeline input rather than a filter — a raw parcel in a path-of-growth corridor is often more interesting than an entitled one in a weak market.

What if my parcel is landlocked or has questionable access?

Submit it. Access problems are solvable through easements or assemblage more often than owners expect, and buyers who specialise in exactly that exist in the network. We will tell you honestly how access affects the number.

Do I need a survey or environmental report?

No. If you already have one it speeds up diligence considerably, but neither is required to get an evaluation. Send what you have.

Will you buy multiple adjacent parcels together?

Yes, and an assemblage is usually worth more than the parcels are individually. If you own adjacent parcels, or know the neighbouring owner may sell, mention it — it can change the strategy and the price.

How long does land actually take to close?

Evaluation is 24 to 72 hours. Closing depends on title, survey, and any entitlement contingency. Cash land purchases can close quickly; development-contingent purchases take longer by design. We match your parcel to buyers whose timeline fits yours.
