What owners ask first
Do I need a broker or an offering memorandum to sell?
No. You can submit directly as the owner. The property address, a few basic numbers, and your asking price are enough to start. A rent roll and trailing 12-month financials help us underwrite faster, but they are not required up front.
What do I hear back within 72 hours?
One of three things: the property is moving into full underwriting, we need more information and exactly what, or it is not a fit and the specific reason why. Pricing, an LOI, or a contract follow once your financials are confirmed.
What is Summit Terra's role in the sale?
Summit Terra may participate as a principal purchaser, contractual-interest holder, or transaction partner, depending on the opportunity. Our role is disclosed in writing before execution. Where licensed brokerage services are involved, those services and any brokerage compensation are handled by the appropriate licensed parties.
What does it cost?
